The price of a manufactured home and the cost to deliver and set it up are often quoted separately. Here’s what setup usually covers, so you can compare quotes.
Transport
A licensed transporter hauls each section of the home. Homes wider than a standard load need oversize permits, and some routes need escort vehicles. The cost depends on the distance, the number of sections and the route.
Installation
A licensed installer places the home on piers, levels it and anchors it with tie-downs that meet Texas installation rules and the home’s wind zone. On a multi-section home, the sections are joined and sealed, and the roof and floors are finished where they meet.
Utility connections
Once water, sewer or septic, and electric service reach the home site, they’re connected to the home. Bringing those services to the site counts as site work and is usually priced separately.
Finishing work
Skirting closes in the space under the home. Each exterior door needs steps or a porch. Some buyers add a deck, a ramp or a carport at this stage.
