These terms apply when you use mobilehomeavenue.com and when you buy a home or a service from Mobile Home Avenue (“we”, “us”). Your signed purchase agreement is the final word on your purchase. If it says something different from this page, the agreement applies.
Who we are
Mobile Home Avenue sells new and pre-owned manufactured homes and arranges delivery, installation and related services in the Greater Houston area. You can reach us through our Contact page.
You can’t buy a home on this website
This site shows our homes and answers questions. It has no online checkout. The forms on the site send us your questions and contact details; they don’t place an order or commit you to anything.
Listings, prices and availability
We work to keep every listing accurate, but a home can sell or change before we update the site. Photos can show options, furniture or décor that aren’t included. The written listing and your purchase agreement say what is.
Prices are in US dollars. Unless a listing says otherwise, they don’t include delivery, installation, site work, sales tax, title fees or insurance. A listed price is not a binding offer until it’s written into a purchase agreement signed by you and by us.
Payment estimates
Monthly payments on this site are examples, worked out with the down payment, rate and number of payments printed next to them. They are not loan offers. Your lender decides your approval, rate and terms.
Buying a home
Every sale is made with a written purchase agreement. It lists the home, the price, what’s included, the delivery and installation terms and the payment terms. Read it before you sign, and ask about anything that isn’t clear.
Paying for your home
Payment terms, including any down payment, are set out in your purchase agreement. If you finance, your lender pays the financed amount at closing. We don’t take payments through this website, and we don’t accept cryptocurrency or gift cards.
Protect yourself from payment fraud
Scammers sometimes pose as home dealers or send fake payment instructions. Before you send money to anyone for a home:
- Have a signed purchase agreement for the home.
- Call the dealer at the phone number on its website to confirm the payment instructions. Don’t rely on instructions that only came by email or text.
- See the home, or the dealer’s sales lot, in person if you can.
- Check that the dealer holds a Texas retailer license. You can look one up on the TDHCA website.
Deposits, cancellations and refunds
Texas law protects your deposit and gives you three days to cancel after you sign. See our returns, cancellations and refunds policy for the details.

Warranties
New manufactured homes come with written warranties from the manufacturer, the retailer and the installer, as Texas law requires. The manufacturer’s and retailer’s warranties last at least one year. Pre-owned homes come with the coverage, if any, stated in writing in your purchase agreement.
Ownership records
Ownership of a manufactured home in Texas is recorded on a Statement of Ownership issued by the Texas Department of Housing and Community Affairs (TDHCA). We handle the application as part of your purchase.
