Buying a home

What's the difference between a mobile, manufactured and modular home?

"Mobile home" is the legal name for factory-built homes made before June 15, 1976. Homes built since then follow the federal HUD Code and are called manufactured homes. Modular homes are also built in a factory, but to the same local codes as a site-built house, and they sit on a permanent foundation.

How much does a manufactured home cost?

It depends on the size, the features and whether the home is new or pre-owned. Every home on this site lists its price. Delivery, setup and site work are extra and depend on your land, so we quote them for your address.

Do you sell pre-owned homes?

Yes, we sell new and pre-owned homes. Each pre-owned home is listed with its year, size and condition so you can compare it with a new one.

Can I see a home in person?

Yes. Contact us to set up a time and we'll tell you where the home is.

Delivery and setup

How long do delivery and setup take?

It depends on permits, site prep and utilities. Once your site is ready, delivery and setup usually take days, not months. We'll give you a timeline for your address before you sign.

What does setup include?

Setup means placing the home on piers, leveling it, anchoring it, joining the sections of a multi-section home and connecting it to utilities at the site. Skirting, steps, decks and site work vary by home and lot, so your written quote lists exactly what's included.

Land and permits

Can you put a home on land I already own?

Usually, yes. Before you order, we check your county's permit rules, any deed restrictions, the flood map and utility access, so there are no surprises on delivery day.

Do I need a permit?

Usually. Depending on where you live, Texas counties and cities can require permits for the home itself, a septic system, building in a floodplain and electrical service. We find out what your address needs and handle the applications.

What is a Statement of Ownership?

It's the Texas ownership record for a manufactured home, issued by TDHCA. It shows who owns the home, where it is, and whether it's treated as personal property or real property.

Financing

Can I get financing with less-than-perfect credit?

Many buyers can. Lenders look at credit, income and down payment together, and some programs, like FHA loans, have more flexible credit rules. We'll help you find options that fit.

How much do I need for a down payment?

It depends on the loan type and your credit. FHA loans on a home and land can start at 3.5% down for buyers who qualify. Home-only loans usually ask for more. Your lender confirms the exact amount.

Can I finance a pre-owned home?

Often, yes. Each lender sets its own rules on the age and condition of a pre-owned home, so ask us which lenders fit the home you like.

Warranty and paperwork

Do new homes come with a warranty?

Yes. Texas law requires written warranties on new manufactured homes from the manufacturer, the retailer and the installer. The manufacturer's and retailer's warranties last at least one year.

Do pre-owned homes have a warranty?

A pre-owned home's original warranty has usually run out. Before you buy, we'll tell you what coverage, if any, comes with that home.

What paperwork will I get?

Your purchase agreement, the warranty documents for a new home, the installation report and your Statement of Ownership from TDHCA.
