Try different prices and down payments. When the number feels right, we'll help you get pre-qualified with a lender.
Estimate for principal and interest only. Taxes, insurance, land and lot rent are extra. Not a loan offer; rates and approval depend on the lender.
How a manufactured home is financed depends mostly on the land under it.
If the home goes in a manufactured home community or on land you lease, the loan covers just the home. Lenders call these chattel or personal property loans. They close quickly, but terms are usually shorter and rates higher than a mortgage. FHA also insures some home-only loans through its Title I program.
If you own the land, or you're buying it with the home, the two can be financed together as real property. The home has to sit on a permanent foundation that meets the lender's rules. These loans work much like a regular mortgage:
Rates, terms and approval come from the lender and depend on your credit, income and down payment. For a longer comparison, read home-only vs. land-and-home loans.

It depends on the loan type and your credit. FHA loans on a home and land can start at 3.5% down for buyers who qualify. Home-only loans usually ask for more. Your lender confirms the exact amount.
Talking with us and using the payment calculator doesn't touch your credit. When you apply, the lender will tell you whether they run a soft or a hard credit check.
Often, yes. Each lender sets its own rules on the age and condition of a pre-owned home, so ask us which lenders fit the home you like.
A home-only loan covers just the home and is common when the home goes in a community or on leased land. A land-and-home loan covers both, works more like a traditional mortgage and often has a lower rate.
Tell us a little about the home you want and we'll connect you with a lender. Checking your options here doesn't affect your credit.
