A manufactured home isn’t shipped by a parcel carrier. Each home is moved by a licensed transporter and set up on your site by a licensed installer. This page explains where we deliver, how delivery and setup are priced, and how long they take.
Where we deliver
We deliver in Harris, Fort Bend, Montgomery, Brazoria, Galveston, Waller, Liberty and Chambers counties. Delivery elsewhere in Texas can often be arranged; ask for a quote. See our service area for the cities we serve.
What delivery and setup cost
Unless a listing says they’re included, delivery and setup are priced separately from the home. We give you a written quote for your address before you sign. The cost depends on:
- The distance and the route to your site
- How many sections the home has
- Oversize-load permits and any escort vehicles the route needs
- Site preparation and the type of foundation or pier setup
- Utility connections, skirting, steps and any porch or deck
How long it takes
A home we have on hand can be delivered once your site is ready, the permits are approved and any financing has closed. A new home ordered from the factory also needs production time, which varies by manufacturer and time of year. We give you an estimated timeline for your address before you sign, and we tell you if it changes.
Oversize loads can only travel at certain times and in suitable weather, so a delivery date can move.
Getting your site ready
Before delivery, the site needs a clear, firm path for the truck, a level and prepared pad, and the permits your county or city requires. Water, sewer or septic, and electric service need to be available at the home site. Your quote says which of these we handle and which you arrange.
Installation
A Texas-licensed installer sets the home on piers, levels it and anchors it according to state installation rules and the home’s wind zone. Multi-section homes are joined and sealed. Utilities are then connected, and skirting and steps are finished as your quote describes.
Inspect your home
Walk through the home with us after setup. Note anything damaged or not working on the delivery paperwork, and we’ll arrange the repair under warranty.
Pre-owned homes
Pre-owned homes are delivered and set up the same way. Older homes sometimes need repairs before they can travel safely; if so, we tell you before you sign.
