We help you find land or a community lot and bundle it with your home.

Permits and paperwork

County permits, your TDHCA Statement of Ownership and the closing documents.

Warranty service and repairs

We handle warranty claims with the manufacturer and fix what comes up after move-in.

Home insurance

We introduce you to insurers who cover manufactured homes on the Gulf Coast.

Delivery and installation

Moving a manufactured home takes a licensed transporter, oversize-load permits and a planned route. We schedule all of it.

On site, a Texas-licensed installer sets the home on piers, levels it and anchors it following the state's installation rules. Multi-section homes are joined and sealed where the sections meet. Then come the finishing pieces: skirting, steps and utility hookups.

Site preparation

A good setup starts with the ground. Before delivery we look at your lot and plan:

  • Clearing and grading so water drains away from the home
  • A level pad and footings sized for the home
  • Room for the delivery truck, including gates, trees and soft ground
  • Water, sewer or septic, and electric service

In Texas a septic system needs a permit and a licensed installer. We coordinate with them and with your utility companies. Coastal lots also have wind zone and flood rules, covered on our service area page.

Land-and-home packages

If you don't have land yet, we can help you find a lot or a space in a manufactured home community, then package the land and home together.

Buying both at once can also make it easier to get a land-and-home loan, which usually has a lower rate than a home-only loan.

After you move in

Texas law requires written warranties on new manufactured homes from the manufacturer, the retailer and the installer. If something needs attention, call us. We'll file the warranty claim with the manufacturer and send someone to fix it.

We also repair homes that are out of warranty, from leaks and soft floors to doors that no longer close because the home needs releveling.

Set up right for Gulf Coast weather

Houston has storms, heat and flood zones. Before we set your home, we check what your address requires.

  • Wind Zone II homes for coastal counties such as Galveston, Brazoria and Chambers
  • Anchors and tie-downs installed to Texas installation standards
  • Flood-map check and the right pier height for lots in a floodplain
  • Energy-efficient windows and insulation options for Texas summers
