Loan types for manufactured homes

How a manufactured home is financed depends mostly on the land under it.

Home-only (chattel) loans

If the home goes in a manufactured home community or on land you lease, the loan covers just the home. Lenders call these chattel or personal property loans. They close quickly, but terms are usually shorter and rates higher than a mortgage. FHA also insures some home-only loans through its Title I program.

Land-and-home loans

If you own the land, or you're buying it with the home, the two can be financed together as real property. The home has to sit on a permanent foundation that meets the lender's rules. These loans work much like a regular mortgage:

  • FHA loans, with down payments from 3.5% for borrowers who qualify
  • VA loans for eligible veterans and service members, often with no down payment
  • USDA loans for homes in eligible rural areas, with income limits
  • Conventional loans, including Fannie Mae and Freddie Mac programs for newer manufactured homes that meet their standards

Rates, terms and approval come from the lender and depend on your credit, income and down payment. For a longer comparison, read home-only vs. land-and-home loans.

How pre-qualification works

  1. Tell us what you want

The home, or the kind of home, and where it will go.

  2. Talk to a lender

We connect you with lenders who finance manufactured homes. They'll ask about your income, debts and credit.

  3. Get your numbers

The lender tells you how much you may qualify for and what the payment could be.

  4. Choose your home

Pick a home that fits the approval, and the lender finishes the loan.

What to have ready

Lenders ask for much the same paperwork. Having it on hand speeds things up:

  • A photo ID
  • Pay stubs from the last month, or two years of tax returns if you're self-employed
  • Recent bank statements
  • If you own land, its address and a copy of the deed
  • The home you're interested in, if you've picked one

Financing questions

Can I get financing with less-than-perfect credit?

Many buyers can. Lenders look at credit, income and down payment together, and some programs, like FHA loans, have more flexible credit rules. We'll help you find options that fit.

How much do I need for a down payment?

It depends on the loan type and your credit. FHA loans on a home and land can start at 3.5% down for buyers who qualify. Home-only loans usually ask for more. Your lender confirms the exact amount.

Will checking my options hurt my credit score?

Talking with us and using the payment calculator doesn't touch your credit. When you apply, the lender will tell you whether they run a soft or a hard credit check.

Can I finance a pre-owned home?

Often, yes. Each lender sets its own rules on the age and condition of a pre-owned home, so ask us which lenders fit the home you like.

What's the difference between a home-only loan and a land-and-home loan?

A home-only loan covers just the home and is common when the home goes in a community or on leased land. A land-and-home loan covers both, works more like a traditional mortgage and often has a lower rate.
